About the Team

Reporting to the VP, Strategic Programs & Global Expansion, the Senior Director, Acquisitions and Development owns CoreWeave's owned-site data center pipeline in the Americas, from land sourcing and acquisition through entitlement, utility interconnect and delivery of construction-ready sites to the Construction team. You will lead a team of acquisition, development, energy and due diligence professionals and partner closely with Site Selection, Energy & Power, Finance, Legal, Tax, Government Affairs, Engineering and Construction to turn capacity demand into secured, buildable land.

CoreWeave is scaling self-developed capacity alongside its leased footprint, with ambitious self-build and land bank growth targets for 2027 and beyond. This role is the single accountable owner for that path. You will set the acquisition and development strategy, build the operating rhythm that moves sites from thesis to close to shovel-ready, and stand up the systems that give leadership real-time visibility into cash flow, budget, schedule and risk across every active project.

Scope runs from acquisition through pre-vertical construction. The role delivers entitled, powered, slab-ready sites to Construction and ends there; vertical construction, MEP build-out and commissioning sit with the Construction organization.

Key Responsibilities:

• Own the Americas acquisition and development pipeline. Set strategy and quarterly targets for owned-site and land bank capacity, and deliver against committed MW, schedule and budget.

• Lead land acquisition. Direct sourcing, evaluation and execution of powered land and campus sites across purchase, ground lease and option structures, and approve deals before they go to investment committee.

• Lead development through construction-ready. Own entitlement, zoning, permitting, environmental and utility interconnect (power, water, fiber), plus pre-construction and civil milestones, and hand off shovel-ready sites to Construction against agreed gates.

• Run the Due Diligence function. Lead site, technical and commercial diligence for both land and lease paths, with consistent standards, SLAs and decision-ready reports for every opportunity.

• Build the operating system. Implement and maintain a project management tool with live cash flow, budget and schedule, a current RACI with Construction, Site Selection and Energy, and a weekly pipeline and program status cadence for executive leadership.

• Drive governance and controls. Prepare and present acquisition and development approvals, maintain SOX-aligned documentation for capital commitments, and make sure POs, invoices and vendor reports are validated and tied to the right sites.

• Build and develop the team. Lead and grow a team of Principals, Managers, Development Project Managers and specialists; set clear roles and accountability and hire ahead of pipeline growth.

• Own external relationships. Manage relationships with brokers, landowners, utilities, municipalities, consultants and development partners, and represent CoreWeave accurately and consistently in every market.

• Surface risk early. Escalate power path, entitlement, schedule and counterparty risks with clear options and recommendations, and resolve cross-functional blockers.

Qualifications:

• 15+ years in data center, hyperscale, utility-scale energy or heavy industrial real estate acquisition and development, including 7+ years leading multi-disciplinary teams.

• Track record taking large-scale (100 MW+) sites from acquisition through entitlement, utility interconnect and construction-ready delivery across multiple US markets.

• Deep knowledge of powered land acquisition, transmission and substation siting, interconnection queues, zoning, entitlement and environmental processes.

• Experience structuring and closing land purchase agreements, ground leases and option agreements in complex, multi-party transactions.

• Strong financial and program discipline: development budgets, cash flow forecasting, schedule management and capital approval processes.

• Proven ability to build operating cadences, RACIs and reporting that hold up in a matrixed, fast-moving environment.

• Clear, concise executive communicator who can turn technical, financial and regulatory detail into decisions.

• Bachelor's degree in Real Estate, Engineering, Business, Urban Planning or related field, or equivalent experience.

Preferred Skills:

• Experience at a hyperscaler, colocation developer or utility-scale energy developer running an owned-site program.

• Working knowledge of AI-ready facility requirements (high-density power, liquid cooling, floor loads) and how they shape site selection and civil design.

• Established broker, utility and municipal networks in key markets (Texas, Southeast, Mid-Atlantic, Midwest, Pacific Northwest).

• Experience with Salesforce, Smartsheet, Procore or similar pipeline and project control tools.

• Experience with SOX controls over capital commitments.

Wondering if you're a good fit?

We value candidates who bring unique backgrounds, even if you don't check every box. People who succeed in this role tend to:

• Think in megawatts, not acres, and judge every site through power availability, interconnection risk and time to energize.

• Move easily between strategy and hands-on deal and project execution.

• Like building the systems, playbooks and teams that make a function scale.

• Own outcomes and hold clear boundaries with partner teams.

• Thrive in a high-growth, high-accountability environment.
